It can often be purchased with a friendly “seller loan” instead of a rigid bank loan.

BAD:    Land requires special set of skills, experience and good research.

Land can be like a fruit, no one wants it early, but everyone wants it when it is ripe.

Some parcels of land are already in demand or will be in a year or two, some parcels will only be in demand in 20 or 50 years.

WHY GOLD TEAM BUYS LAND:

Here is our founder’s story:

  • I started out with almost no money.
  • I bought land for 10% down (the seller holds the mortgage).
  • Bought land in the growth area of Rialto California for $30,000 down.
  • Later sold it for $3.6 million dollars, a multiplier of 12,000%.
  • We bought another property in Arizona 330 lots, 1 acre each, for $50,000 down.
  • Then sold 50 lots to pay off the mortgage.
  • We now own 280 lots free and clear that we plan to sell for $20,000 each which equals $5,600,000. a multiplier of 11,200%
  • Now we are constantly asked by legal, licensed CANNABIS growers and sellers to buy Buildings and Farmable Land and rent to them, bringing us all VERY HIGH RETURNS

Gold Team recently bought a building in Chatsworth California which is now classed as “warehouse space” not very valuable for $1.7 million with a $500,000 down payment.

Gold Team was offered an all cash buyout of $2.1 million even before escrow closed. This shows that we did a good job negotiating the price.

Our $500,000 would turn into $1,000,000 within days of signing the purchase agreement, a multiplier of 180%.

Why didn’t we sell? Because the seller did not realize two things we know,

(1)   This is the last part of the San Fernando valley to be fully developed and now there is no more land or buildings available making industrial space scarce and increasing value.

(2)   This building is on a major street which supports both Industrial Warehouse space and much more valuable Retail stores.

Gold Team’s  interest in Retail property is primarily as an end point.

If we can turn an agricultural, residential or industrial space into a retail space then we will profit greatly from the increased value.

At that point we can rent to retail tenants and enjoy the increased rents and/or profit sharing,

OR we may choose to sell the property to realize our capital gains.
