Borrow from the seller rather than the bank if possible
Look for properties that are divisible, after a year or two, sell a part of the property. Or buy multiple properties to start with. To pay off the mortgage.
This helps with cash flow & exposure in a down-turn.
Look for undervalued properties
Find owners who need to sell right now, make a low offer & buy it
Look hard for property that will change zoning use in two years or less.
Think of ways that you can cause a change in use or demand increase, be creative.
Beware of properties where high demand, or change of use may be very long.
